Beyond your own deals and your team's overriding, there's a career — the same climb whether your team sells projects, subsale and rentals, or both. Rank opens new income: a senior bonus on your whole group, and — for project work — the chance to lead a project as its PIC and override every sale in it.

Every rung is earned on production and people — whichever way your team sells. From Division Head up you earn a senior bonus on your group; and Team Manager unlocks the chance to pitch for PIC on project work. Your title never costs you the overriding and units you already earn — it only adds.

Why Team Manager is the turning point

Up to Team Leader, you earn on your own deals and your climb — projects, subsale, rentals, or a mix, it's the same ladder. As you build leaders under you, you keep overriding on their whole downline (Steps 2a–2b in the agent tool). Team Manager unlocks something new: the right to pitch for PIC — to run a project and override every sale in it, on top of everything you already earn. And from Division Head up you add a title-exclusive senior bonus — a percentage on your own, L1 and L2 sales (Project and Subsale Fee combined) that a plain agent never earns — scaling with how your group performs. PIC is for project (new-launch) work. As PIC, you override every sale in the project — at the rate you bid. But it's a competitive pitch: ask for too much and a hungrier leader with leaner terms wins the seat. Find the bid that wins and pays.

Your bid is carved from the fee before the selling agents' Project Fee is set — so a bigger bid means a thinner Project Fee for the agents selling it. Your PIC override runs through your own commission tier and cascades to your upline, just like every other override — and it sits on top of the team overriding you already earn.

Bid to win, not just to earn

Your PIC override is a share of the fee taken before the selling agents' Project Fee is set, so every point you bid is a point off what the agents selling the project take home. Bid high and you earn more per unit — but a thinner Project Fee makes the project harder to staff, your targets harder to hit, and a leaner rival's pitch more attractive to the panel. Bid smart on strong volume and you win the seat and out-earn the greedy bid. The panel picks the best case, not the biggest ask.

Senior rank carries a title-exclusive bonus — a percentage on your own, L1 and L2 sales (Project and Subsale Fee combined) that a plain agent never earns. It works whatever your team sells, sits on top of all your normal overriding, and grows with how your group performs — with every rank you climb stacking another layer on top.

Your bonus stacks by rank — each rank adds a layer on the same group fee, so a promotion only ever adds. Your group's fee production sets how much of each layer you earn; maintenance — your L1+L2 headcount and two qualifying sub-leaders — keeps the whole stack at full. Miss it and every layer halves for the year; your title and normal income are never touched, and you have the full year (1 Jan – 31 Dec) to restore it.

Your bonus stacks: each rank adds a layer, and each layer switches on as your group fee (you + L1 + L2) grows. A higher rank carries more layers on the same group fee — so promotion always adds, never subtracts. Below the first step there's no senior bonus that year — your title and normal income stay exactly as they are.
